Planning Commission
The Planning Commission is primarily responsible for preparing Pomfret's Town Plan and proposing land use bylaws for consideration and approval by the Selectboard. The Planning Commission also administers portions of the Subdivision Regulations and Ridgeline and Hillside Conversation Areas regulations, and nominates individuals for appointment by the Selectboard as Zoning Administrator.
Zoning Board of Adjustment
The Zoning Board of Adjustment is primarily responsible for reviewing requests for development that cannot be approved directly by the Zoning Administrator. Examples include most commercial land use, development within the setback of a road or property line, and other situations where the literal requirements of Pomfret's land use regulations are not met. The Zoning Board also reviews requests for most development in FEMA-designated flood hazard areas, as well as appeals from decisions of the Zoning Administrator.
Zoning Administrator
The Zoning Administrator is primarily responsible for administering Pomfret's land use regulations. Typically this is done by reviewing land use applications and determining whether they can be approved or denied under Pomfret's land use regulations. The Zoning Administrator may only do so by reviewing these regulations "literally". Where discretion is required, the Zoning Administrator refers applications to the Planning Commission or Zoning Board, as applicable. The Zoning Administrator also issues "notices of violation" for violations of Pomfret's land use regulations.
